2010 Reassessment Notices Mailed

The Cook County Assessor has mailed a notice of your proposed assessed valuation to you. We ask that you take the time to read and understand the information provided in the assessment notice. Because of staffing limitations, we have streamlined our appeal services this year. 

The Cook County Assessor’s website www.cookcountyassessor.com offers simple online filing of appeals. The grounds for appeal and the supporting data needed for each are:

  1. LACK OF UNIFORMITY WITH SIMILAR PROPERTIES in your class and neighborhood. Comps should be +/- 10% in square footage, similar construction and age. You are looking for a similar house with a lower $ per square foot assessment on the house.

    For assistance identifying comparables, please call us at (847) 446-8200 and leave your name and phone number, and the property address. You must call us at least 3 business days before the filing deadline. Let us know whether to mail the comps to you for you to file online, or to file for you and send you a copy of the filed appeal form. We will confirm your request by phone within 2 business days. If you do not receive a confirmatory call, please call our office immediately.
     
  2. An ERROR IN SQUARE FOOTAGE of the house or lot. A survey is required as proof based on measurements of the exterior of the house excluding basements, garages and unfinished attics.

    An ASSESSMENT THAT IS MORE THAN 10% OF CURRENT MARKET VALUE of your property. A recent open market sale (not a short sale or foreclosure) or a recent appraisal is required as proof.

    For either of these 2 errors, you will need to submit your evidence with the appeal.  Appointments during normal business hours will be limited to those with special circumstances only, but we will be open for drop-ins on Wednesday evenings from 6:30 – 8:00 pm during the appeal period.

This is your opportunity to reduce your taxes over the next 3 years, but you must follow the rules and file by the November 8th  deadline.
