9 EASY STEPS TO FINDING COMPARABLES ON THE WEB

1.) Go to CookCountyAssessor.com.

2.) In the "Assessment Data Online" box on the left, click on "residential".

3.) Click on "Click Here to Begin a Search".

4.) Go to the third option ("Search by Neighborhood"), select "New Trier" Township and click on the "Search by Neighborhood" box.

5.) Select your Neighborhood Code (find it on your reassessment notice) from the pull-down menu.

6.) Click on "Choose Residential Class ->" and select your Property Classification (find it on your reassessment notice) from the pull-down menu.

7.) Click on the "Search by Neighborhood" box.

8.) You should now have a list of all the homes in your Class and Neighborhood. Scroll through the list, clicking on any property individually, looking for houses with square footage similar to yours (+/- 200 sq. ft.) and a lower assessed value on the building. In essence, you are comparing the assessment of the house only, not the land, on a $ per square foot basis ("Building Assessed Value" of the comparable home divided by the "Building Square Footage" of that home). Finally, you also need to keep the parcel size similar to yours (+/- 2000 sq. ft.). These are your best comps.

9.) Then, follow the other directions on the appeal forms to complete and provide the necessary information for the appeal to the Cook County Assessor or Cook County Board of Review.
