County Assessor’s Office Issues “CORRECTED” Notices for 389 Township Properties
Cook County Assessor Berrios recently notified 389 New Trier Township property owners that the Proposed Assessed Value ("AV") for tax year 2017 for each of those properties had been "restored" (raised) to the Assessor’s final 2016 AV as of June 30, 2016. These increases were based on an "Assessor’s audit," citing various criteria. The affected properties appear to have these similarities:
- The AV increased significantly in the 2016 Triennial Assessment (the "Tri").
- The owner appealed the 2016 assessment to the Board of Review.
- The Board of Review lowered the 2016 AV significantly.
The Board of Review’s decision to lower an assessment sets the AV for the 2016 (and typically for all years until the next Tri); HOWEVER, Illinois law allows a County Assessor to override the Board’s decision as to subsequent years. That is what happened here. The Cook County Assessor struck down the Board’s reduction and returned the AV to the higher level for these 389 properties for 2017 and 2018.
Because these Supplemental Notices weren’t sent out in time for owners to appeal within the scheduled window, the Assessor set a special extended filing deadline of Friday, April 28, 2017.
New Trier Township Assessor Jan Churchwell urges all owners of properties affected by this Supplemental Notice to review the Notice carefully and, if you believe that the increase is not supported by the facts, to file an appeal with the Assessor’s office IMMEDIATELY. All such appeals should be clearly marked as "Supplemental Assessment Appeal" and delivered in person or by mail or overnight delivery service to "Cook County Assessor, 118 North Clark Street, Chicago, IL 60602."
