[ARCHIVED] FIRST INSTALLMENT TAX BILLS ARE DUE APRIL 3

Property taxes are paid in two installments. The first installment is fifty-five percent (55%) of a property's total tax bill for the previous year, and will be due on April 3, 2023. NO exemptions or adjustments appear on the first bills, nor do they reflect the results of any successful assessment appeals filed for tax year 2022.  Exemptions and successful appeal adjustments ALWAYS appear on second installment bills. Second installment bills will probably be late again this year, although hopefully not as late as they were in 2022.

 Illinois law states that first installment bills should be mailed in late January and should carry a March 1 due date. But second installment bills last year were not due until December 30. The Cook County Township Assessor’s Association therefore introduced legislation in Springfield requesting a one-time extension for first installment payments. The state legislators agreed that having another tax bill due March 1 could cause hardship for some taxpayers and extended the due date to April 3 for this year only.  

 Details about Paying Taxes. Property owners who do not have mortgage companies paying their taxes can pay property taxes in person, by mail, or online at the Cook County Treasurer’s web site, www.cookcountytreasurer.com. Those wishing to pay in person can do so at the Cook County Treasurer’s downtown office at 118 N. Clark Street or any Chase Bank office. If you choose to pay by US mail, we recommend that you do by Certified Mail-Return Receipt Requested so you have proof of timely posting. Mailed payments must be postmarked no later than April 3.

 If money for property taxes is paid into an escrow account with a taxpayer’s mortgage company, the financial institution should receive the tax bill electronically, even if the taxpayer also receives a hard copy. We advise taxpayers with such property tax escrows NOT to pay property taxes themselves; doing so could result in double payments. We recommend you check the Cook County Treasurer's website to verify payments.
